Dave Miller recognised the value of virtual tours for his sales and leasing clients, not only because of their ability to speed up the negotiation process but also to significantly improve the quality of his inbound leads. We sat down with Dave to talk about how his approach to marketing has changed since adding virtual tours to the mix.

LH: Why did you decide to add virtual tours to your marketing activity for your commercial business?

DM: Working with Little Hinges represented a direct upgrade to everything we were doing. For the price point, a virtual tour, 10 still images and a floor plan and the virtual tour is incredible and the functionality it provides along with the data is extremely useful to leasing and selling.

LH: How has your marketing changed since adding virtual tours?

DM: All leases and sales offerings include a virtual tour as a standard option. If an owner isn’t convinced, I just show an example on my tablet and they come around immediately. The value of the package and the quality of the product does the hard work for me!

LH: How much time / effort has adding virtual tours saved you? How has it made your business more efficient and allowed you to spend less time on admin and more on revenue-generating activities?

DM: Working with Little Hinges has saved an immense amount of time. Primarily because a virtual tour is a fantastic screening tool allowing a prospective buyer/lessee to understand the layout without having to set foot in the space. This has cut down unnecessary inspections significantly freeing up time for more effective revenue generating activities such as prospecting and business development. Adding virtual tours to our marketing mix has also increased the quality of our enquiries as buyers/lessees have a better understanding of what they are inquiring about. I insist on a virtual tour on every listing I have, especially if the client is serious about marketing their property.

LH: How has adding virtual tours to your marketing activity helped busy local buyers?

DM: It lets busy local buyers make a decision without actually having to be on site to inspect the property. This has allowed buyers and lessees to make offers on properties subject to a later inspection, which advances us straight to the negotiation phase and means we’re one step closer to getting a deal done for our owners.

LH: What do you say to owners / landlords to get them excited about adding virtual tours to their marketing suite? What has been their reaction to your use of the tours?

DM: I inform them that they won’t be competitive in this marketplace without this tool. Generally, after showing them an example on my tablet and then comparing the value (particularly with traditional professional photographs) it’s a simple decision.
